St Neots is the largest town in Cambridgeshire, and it is not really one place. It grew around its market square on the east bank of the Great Ouse, took in Eynesbury to the south, then spread across the water into Eaton Socon and Eaton Ford. Add the modern growth at Loves Farm and Wintringham and you have four or five distinct kinds of housing inside one postcode, each of which fails in its own way.
Around the market square and the older streets running off it, the stock is brick terraces and town houses with steeper pitches, clay tile and slate, and stacks that sit close to the party wall. Water gets in at the junctions on these: the lead where a stack passes through the slope, the valley shared between two properties, the point where a rear outrigger meets the main roof. None of that is dramatic to look at from the pavement, which is exactly why it is usually well advanced before anyone notices a stain on a ceiling.
Loves Farm and Wintringham have added a large amount of modern housing, and those roofs are built to a completely different specification. Concrete interlocking tile, laid over breathable membrane, with dry-verge and dry-ridge systems clipped and screwed into place instead of bedded in mortar. It is a good system while everything is sound. The weak point is the plastic: sunlight makes dry-verge units brittle, fixings work loose under repeated wind loading, and once a cap has gone there is an open channel straight into the roof space with nothing holding the tiles alongside it down. On flat, open ground where the wind runs unchecked across the fields, that gap does not stay a small problem for long.
On the newer estates most of what we do is putting dry-fixed detail back the way it should be: replacing a run of verge units, refixing a loose ridge, dressing an eaves tray properly into the gutter so water stops running behind it. Nearer the square, the work is older and slower. Slate wants matching, mortar wants raking out and repointing rather than skimming over, and stacks need proper chimney repairs with new lead soakers. Where a roof has genuinely run out of life we fit new roofs and re-roofs in tile and slate, and on a re-roof we will normally take the ridge and verge off mortar and onto a dry-fixed system, so the same failure does not come round again in a decade.
Every part of the town has flat roofs somewhere: garages, porches, rear extensions and dormers. We fit uPVC fascias, soffits and guttering when the timber behind has started to go, and roof cleaning lifts the moss that builds up on the shaded slopes near the river.
