Why roof windows leak

A wet patch on the ceiling under a roof window looks like a broken window. It rarely is. The window sits in a flashing kit that collects the water running down the roof and carries it round the frame. When that flashing lifts, clogs with moss and debris, or was never the right kit for the roof in the first place, water gets behind it and runs into the room. Slipped tiles above the window do the same job. A sealant patch over the frame hides it for a winter and then it is back.

We trace the leak to where it starts. If it is the flashing, we renew the flashing. If the seals have gone, we reseal. If the glass has misted or the frame has failed, we replace the unit. And if the problem is the roof itself, we tell you straight and price the roof repair that fixes it.
